The application of the pp was scrutinized and it was observed as under:
1. The pp has not submitted any documentary proof regarding location of site as per the Master Plan, Derabassi.
2. The pp has submitted a feasibility report, wherein, population demand has been taken as 5 persons per plot for 179 plots. However, as per the guidelines, 15 persons per plot are to be taken for the purpose of calculation of population in such projects.
3. Accordingly, the revised water demand is also to be submitted by the project proponent.
4. The pp is required to submit season wise water balance of the project (incliding details of dual plumbing), as per point no 2 & 3 above.
5. The pp has mentioned in the application form that treated wastewater is to be discharged into MC sewer. However, the pp is required to intimate whether MC sewer has been laid in the area or not. Secondly, whether pp has obtained any permission from MC, or not ?
6. The STP installed by the MC Derabassi is already under capacity. As such, the pp is required to submit alternate arrangement for disposal of treated wastewater, as per the revised calculations to be made as per point no. 2 & 3 above.
7. The pp has mentioned in the application form that cost of project is 975 lakhs. However, no CA certificate has been attached with the application form. As such, adequacy of fee cannot be adjudged.
8. The pp is required to submit fee calculations alongwith receipts of deposits made, after submission of CA certificate as per point no. 7 above.
9. The pp has not mentioned built up area in the application form. Please mention the details of built up area in the application form.
10. The pp has submitted unapproved layout plan earmarking only a small patch of around 30 feet green belt on 2 plots. In this regard, please clarify as under:
a. Firstly, the pp is required to intimate as to whether the plots on which green belt has been developed have been sold or not ?
b. Submit registry & jamabandi of these plots
11. The pp has not uploaded CLU/approval letter issued by the Department of Local Government. Please upload the same.
Please submit proper pointwise clarification regarding above points within 03 days, so that further action may be taken in the matter.
