Respected sir:
I had applied for application for consent to establish (NOC) for project namely Jubilant Residency Developed by M/s SHIV SHAKTI DEVELOPERS. But the application of the project was returned by good office with some observations. The reply of the observations is as under:
1. The project proponent has not filled complete application form i.e. PART-A: GENERAL INFORMATION serial no. 6 (ii) Cost of Plant & Machinery (in Lacs) & serial no. 8 (ii) Built up area of the project (to be mentioned in case of construction/area development projects only) (in square meters).
Reply: It is a residential plotted development project not an industrial project, therefore cost of plant & machinery is irrelevant and the relevant total cost of the project is mentioned in the application form.
Again it is specified that it is a residential plotted development project and we shall only sell the residential plots & shall not carry out any construction on the same, therefore, the built-up area is not ascertainable in this case.
2. The feasibility report submitted by the project proponent is not proper. The project proponent has not submitted floating water detail (for residential plots as per National Building Code, 2016).
Reply: We have already calculated the water demand at a higher scale considering 15 persons/ plot as per PUPBD Rules and NBC Norms. Floating population demand is not required in this case as it is a residential plotted project and not a commercial project wherein floating/ visitor population is to be accommodated.
3. The project proponent has submitted rent deed regarding disposal of excess treated wastewater generated from the project on affidavit e-stamp. However, the same is not notarized, so the authentication of the same can be checked. The project proponent needs to submit the ownership document for which, the rent has been executed to ascertain the ownership of the proposed land to be developed as per Karnal Technology.
Reply: The notarized version of the same has already been attached with this application and again attached with the reply.
4. The project proponent needs to submit aks sajra plan earmarking the location of the proposed project as well as location of the plantation area to be developed as per Karnal technology to check the possibility of the disposal of excess treated effluent
Reply: Jamabandi of the proposed land for plantation attached. As per the Khasras, it is adjoining the project site. Moreover, aks sajra is not a necessary document required to obtain NOC of the Board as per your policy/ orders.
It is requested to you please expedite the processing of our application for grant consent to establish to the project.
