The proposed project is a residential plotted colony having an area of the project about 105.23 acres which is less than 50 Hectares. Further,&nbsp;<span style="background: white;">the project proponent has submitted that they will not develop any plot, community center, school and temple in the project on their own and will develop only public facilities namely roads, sewerage, STP, Lighting, Parks and green areas <strong>(Letter attached as Annexure-A)</strong>. Thus, no built-up area is to be developed by the project proponent. Thus, project is not covered under the EIA notification dated 14.09.2006.</span></span></p> <p class="MsoNormal" style="mso-margin-top-alt: auto; margin-bottom: .0001pt; text-align: justify; text-indent: -.25in; line-height: 13.8pt; background: white;"><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-bidi-language: PA;">2.</span><span style="font-size: 7.0pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-bidi-language: PA;">&nbsp;&nbsp;&nbsp;&nbsp;</span><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; background: white; mso-bidi-language: PA;">The project proponent has submitted 232 registries of land area measuring 105.23 acres (<strong>detail of registries is attached as Annexure-B</strong>). As per these 232 registries, total value of land is 56.56 crores. The project proponent has deposited additional NOC fee of Rs. 21,600/- vide online UTR no. 223431362835 dated 09.12.2022 and total 105600/- (84000 + 21,600/-) NOC fee deposited by the project proponent is adequate for project cost of 81.56 crores.</span></p> <p class="MsoNormal" style="mso-margin-top-alt: auto; margin-bottom: .0001pt; text-align: justify; text-indent: -.25in; line-height: 13.8pt; background: white;"><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-bidi-language: PA;">3.</span><span style="font-size: 7.0pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-bidi-language: PA;">&nbsp;&nbsp;&nbsp;&nbsp;</span><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; background: white; mso-bidi-language: PA;">The project proponent has submitted letter (attached as <strong>Annexure-C</strong>) that 06 parks of area 32802 square yard &amp; 11 green pockets of area 8020 square yard will be developed like parks 20 KLD treated water will be used in horticulture. 4390 square yard area which is not in scheme will be developed as per karnal technology and there is about 07 acres land owned by M/s Home Life Buildcon Private Limited in the revenue estate of village Bains, Tehsil Ludhiana West, adjacent to proposed project&nbsp;&nbsp;which will be developed as per karnal technology. Total 7.9 acres developed as karnal technology will handle 479 KLD of treated water. Detailed site plan of proposed 07 acres land along with proposed site is attached herewith as <strong>Annexure-D</strong>. Detail of registries (04 acre land under registries) &amp; lease agreement (lease agreement done for 03 acres and 03 kanals land) of 07 acres is attached as <strong>Annexure-E.</strong>&nbsp;&nbsp;At present, entire&nbsp;07 acre, 03 kanals land is under the possession of M/s Homelife Buildcon Pvt. Ltd. </span></p> <p class="MsoNormal" style="mso-margin-top-alt: auto; margin-bottom: .0001pt; text-align: justify; text-indent: -.25in; line-height: 13.8pt; background: white;"><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-bidi-language: PA;">4<span style="background: white;">. Letter submitted by the Project Proponent stating that they will not develop any plot, community center, school and temple in the project on their own and will develop only public facilities namely roads, sewerage, STP, Lighting, Parks and green areas is attached herewith as <strong>Annexure-A</strong>.</span></span></p> <p class="MsoNormal" style="mso-margin-top-alt: auto; mso-bidi-language: PA;">that &lsquo;Consent to Establish&rsquo; (NOC) under the provisions of Water (Prevention &amp; Control of Pollution) Act, 1974 and Air (Prevention &amp; Control of Pollution) Act, 1981 may be granted to the project proponent to develop residential colony in an area of 105.23 acres in the revenue estate of village Ayali Kalan, Tehsil Ludhiana West, District Ludhiana subject to suitable conditions along with following special conditions:-</span></p> <p class="MsoNormal" style="mso-margin-top-alt: auto; mso-margin-bottom-alt: auto; margin-left: .5in; text-align: justify; text-indent: -.25in; line-height: 18.0pt; background: white;"><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-margin-bottom-alt: auto; margin-left: .5in; text-align: justify; text-indent: -.25in; line-height: 18.0pt; background: white;"><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman'; Country Planning Punjab in the CLU issued vide no. 83 CTP(Pb)SP-432-L dated 06.01.2022 &amp;&nbsp;vide no.&nbsp;3332CTP(Pb)SP-432-L&nbsp;dated 28.07.2022.</span></p> <p class="MsoNormal" style="mso-margin-top-alt: auto; mso-margin-bottom-alt: auto; margin-left: .5in; text-align: justify; text-indent: -.25in; line-height: 18.0pt; background: white;"><span style="font-size: 13.5pt; font-family: 'Tahoma','sans-serif'; mso-fareast-font-family: 'Times New Roman';
