<p class="MsoNormal" style="margin-bottom: 10.0pt; text-align: justify; line-height: 115%;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">The project proponent has submitted CA certificate as per which project cost is Rs. 22.47 crore. The project proponent has deposited Rs. 49700/- vide UTR no. JAKA230411044599 dated 11.04.2023 as NOC fees. No proof when the site development at the site has been started has been provided by the pp, hence the adequacy of fee cannot be commented upon. </span></p>
<p class="MsoNormal" style="margin-bottom: 10.0pt; text-align: justify; line-height: 115%;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">The project proponent has submitted feasibility report, as per which, </span>M/s Shivjot Realty has planned to develop a Residential Project namely " Shivjot Bollywood Esencia" located at Village Gazipur, Hadbast no. 50, MC Zirakpur, SAS Nagar (Mohali), Punjab. The project is a part of Residential Township project namely “Bollywood Esencia” developing by M/s GBM Infratech. The total site area of the project is 0.64 acres (2,590 sq.m) and buildup area of the project is 6537.8432 sq.m. As per approved layout plan the project comprises of 14 plots which is given to M/ Shivjot Realty. Layout plan has been approved by MC Zirakpur vide DRG. No. 2633/MC zirak dated 17.10.2019 in the name of Bollywood Esencia for M/s GBM Infratech. As per the agreement, the external services like storm/sewer/STP/water supply etc. will be provided by M/s GBM Infratech. Accordingly, MoU has been signed between M/s GBM Infratech and M/s Shivjot Realty.<span style="mso-spacerun: yes;"> </span>The <span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">total estimated population of total project is about 280 persons. The total water requirement of the project after full occupancy will be 38 KLD out of which fresh water requirement will be 25 KLD. </span>During operation phase, water supply will be provided from common borewell of Bollywood Esencia. <span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">Approx. 30 KLD of sewage will be generated from the project which will be treated in STP of 175 KLD capacity based on MBBR technology of Bollywood Esencia. About 21 KLD the treated wastewater will be utilized for flushing purpose as well as for green area development @ 2156.905 sqm within premises of </span>M/s GBM Infratech <span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">and remaining will be discharged into MC Sewer. Total 3 no. of rain water recharging pits will be constructed by M/s GBM Infratech. The total proposed solid waste is 112 kg/day of solid waste will be generated. The solid waste shall be duly segregated into biodegradable and non-biodegradable components. A separate area will be earmarked for segregation of solid waste. Biodegradable waste will be composted by use of Mechanical composter installed within M/s GBM Infratech. Inert waste will be dumped to authorized dumping site. The recyclable waste shall be sold to resellers. NOC from MC Zirakpur has already been obtained by M/s GBM Infratech. </span>Total 2 numbers of DG sets of capacity 82 KVA each are proposed with canopy and adequate stack height will be installed as power backup arrangement.</p>
<p class="MsoNormal" style="margin-bottom: 10.0pt; text-align: justify; line-height: 115%;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">The project proponent has submitted Memorandum of Understanding between M/s GBM Infratech and M/s Shivjot Realty with conditions as under:</span></p>

<p class="MsoNormal" style="text-align: justify; line-height: 115%; margin: 0cm 0cm 10.0pt 18.0pt;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">The project proponent has submitted NOC for discharge of sewerage treated water into sewer system MC Zirakpur vide no. 4888 dated 07.11.2019 issued to M/s GBM Infratech, Bollywood Esencia at Gazipur, Zirakpur as per which the MC has laid sewer in the area and pp can dispose off treated waste water after its STP subject to deposition of applicable charges to MC and balance capacity of MC STP available at that time.</span></p>
<p class="MsoNormal" style="text-align: justify; line-height: 115%; margin: 0cm 0cm 10.0pt 18.0pt;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">The pp has submitted layout plan of the project approved by MC, Zirakpur in the name of Bollywood Essencia developed by GBM Infratech as per which there are 89 plots in the project.</span></p>
<p class="MsoNormal" style="text-align: justify; line-height: 115%; margin: 0cm 0cm 10.0pt 18.0pt;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">The pp has submitted copy of partnership deed agreement signed on 01.04.2018 signed between Sh. Baljit Nain and Mr. Rubal Nain for carrying out real estate business in the name of Shivjot Realty.</span></p>

Madan, Site Incharge (9855851172). During visit it was observed as under: </span></p>
<p class="MsoNormal" style="text-align: justify; line-height: 115%; margin: 0cm 0cm 10.0pt 18.0pt;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">1) The project is a residential project having 89 plots having independent floors in S+4 configuration in an area 6.25 acres. The representative informed that out of the total land, the project proponent M/s GBM Infratech has sold off some part of the land to 2 builders i.e M/s United Builders, M/s Planmen buildtech LLP and some part of land is available with M/s Gbm Infratech. The layout plan has been approved in the name of Bollywood Esencia. </span></p>
<p class="MsoNormal" style="text-align: justify; line-height: 115%; margin: 0cm 0cm 10.0pt 18.0pt;"><span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">2) These 3 builders are individually developing the independent floors now. The status of construction is as under: </span></p>

The structure & finishing work of 80 independent floors has been completed and 7-8 families are living. The project proponent has provided 1 no. common borewell for supplying the water to all the subproject and no water meter installed. No composter has been installed and solid waste is lifted to 3rd party vendor. A common STP for all the sub-projects is yet to be installed and untreated water of the project is collected in collection tank from where it is lifted through mobile tankers. The project proponent has installed 1 no. DG set of 30 KVA and 380 KVA with canopy and inadequate stack height. The project proponent has provided one no. Rain Water harvesting pit. No dual plumbing line laid. In the NOC application submitted by the project proponent, it has submitted that the built up area of the 28 plots having 80 independent floors is 15881.98 sqm. </span></p>

The project proponent has installed 1 no. small borewell for construction purpose. The project proponent will be getting fresh water supply during occupancy from 1 no. common borewell of Gbm Infratech. No composter has been installed. A common STP for all the sub-projects is yet to be constructed. The project proponent has applied for Consent to Establish for individual project which is under progress. The project proponent has installed 1 no. DG set of 25 KVA with canopy and inadequate stack height. Around 15-16 labour hutments are there in the project and septic tank is provided for labour toilets which are cleared through mobile tankers. </span></p>

The project proponent will be getting fresh water supply during occupancy from 1 no. common borewell of Gbm Infratech. No composter has been installed. The project proponent has installed 1 no. small borewell for construction purpose. A common STP for all the sub-projects is yet to be constructed. The project proponent has installed 1 no. DG set of 15 KVA without canopy and inadequate stack height. Around 15-16 labour hutments are there in the project and septic tank is provided for labour toilets which are cleared through mobile tankers. </span></p>

The structure work of 36 independent floors has been completed and structure work of remaining 20 independent floors were under progress. No occupancy has come in the project. The project proponent will be getting fresh water supply during occupancy from 1 no. common borewell of Gbm Infratech. No composter has been installed. A common STP for all the sub-projects is yet to be constructed. The project proponent has not installed DG set. Around 15-16 labour hutments are there in the project and septic tank is provided for labour toilets which are cleared through mobile tankers.</span></p>
<p class="MsoNormal">The STP, Zirakpur is already under-capacity and is not achieving prescribed standards.</p>
<p class="MsoNormal" style="text-align: justify;">Now, the pp M/s Shivjot Realty has applied for NOC for development a residential project name Shivjot <span style="mso-ascii-font-family: Calibri; mso-fareast-font-family: 'Times New Roman'; mso-hansi-font-family: Calibri; mso-bidi-font-family: Calibri; mso-font-kerning: 0pt; mso-ligatures: none; mso-fareast-language: EN-IN;">Bollywood Essencia, however the builder name for this project as informed during earlier visit by the representative Madan was incorrect.</span></p>
