<p style="text-align: justify;">The note of RO may kindly be perused. </p>
<p style="text-align: justify;">The Project Proponent (PP) namely “M/s Holistic Developers and Builders” has applied for obtaining 'Consent to Establish'/NOC for establishment of a residential colony under the name of “THE WOODLANDS” in an area of 80.27 Acres (642 Kanals 2.89 Marlas) in the revenue estate of Mullanpur, Tehsil Ludhiana West, District Ludhiana.</p>
<p style="text-align: justify;">RO reported that the PP has obtained CLU from the Department of Local Government vide no: PB/CLU/LDH/MULLA/2385 dated 27.02.2023 for site area of 324951.3757 m2 (80.27 Acres). As per CLU, the site falls in 'Residential Zone' as per Approved Master Plan Ludhiana (2007-2021).</p>
<p style="text-align: justify;">Proposed site was visited by AEE of RO on 01.01.2024 and reported that site is suitable for such type of projects and the project is feasible as per the Environmental Laws. </p>
<p style="text-align: justify;">As proposed by RO, if approved, ‘Consent to Establish’/NOC from Pollution angle be granted to the Project Proponent for establishment of residential colony under the name of “THE WOODLANDS” in an area of 80.27 Acres in the revenue estate of village Mullanpur, Tehsil Ludhiana West, District Ludhiana, subject to suitable conditions along with following special conditions:</p>
<p style="text-align: justify;"><span lang="EN-US">a. </span><span lang="EN-US">The project proponent shall obtain Environmental Clearance under EIA notification dated 14.09.2006.</span></p>
<p style="text-align: justify;"><span lang="EN-US">b. </span><span lang="EN-US">The project proponent shall develop Park I, II, III, IV, VI & VII and 6832.21 square yard of park –V as per karnal technology.</span></p>
<p style="text-align: justify;"><span lang="EN-US">c. </span><span lang="EN-US">The project proponent shall use 02 reserved area (1995.03 square yards) for dedicated plantation as per Karnal Technology only and shall not make this land part of development in this project/ any other project.</span></p>
<p style="text-align: justify;"><span lang="EN-US">d. </span><span lang="EN-US">The project proponent shall develop 02 green buffer areas along Rajbaha (having combined area of 7612 square yards) as per Karnal Technology for discharge of treated domestic water.</span></p>
