It is intimated that the Project Proponent has applied for obtaining consent to establish (NOC) For setting up of the commercial purposes comprising Commercial Booths @ 10 Nmber/Year, Commercial Shops @ 16 Nmber/Year and Commercial SCOs @ 35 Nmber/Year situated at Village-Ghurala, Tehsil & District-Gurdaspur, Hadbast No. 355 Kh No. 235 (5-18), 236 (4-13), 237 (9-9), 237 (0-8), 239 (9-7) Total area of colony 18 Kanal 4 Marla (7611.52 sq. meter) named “Vinay Plaza” through online along with requisite documents and fee under Green Category.
The Project Proponent has deposited Rs. 8900/- vide online reference no. 955253371 dated 06/05/2024 including Rs. 500/- as application fee, which is adequate upto one year period.
The Project Proponent has submitted Letter of Intent (LOI) for setting up commercial colony situated at Village-Ghurala, Tehsil & District-Gurdaspur, under Punjab Apartment and Property Regulation Act, 1995 (PAPRA ACT) issued by the Office of ADC (G), Gurdaspur vide no. 238 dated 09/05/2024. The Project Proponent has submitted approved plan by the ADC (G), Gurdaspur, Executive Officer, Municipal Council, Gurdaspur and Senior Town Planner, Local Govt. Department, Amritsar for establish commercial colony.
The Project Proponent has submitted report issued by Executive Engineer, PWD, Gurdaspur vide letter no. 1235 dated 27/03/2023 regarding Road Access Permission.
The Project Proponent has reserved total land area measuring 3300.09 square yard as green belt as per approved plan.
The Project Proponent has submitted certificate of registration as promoter issued by the Amritsar Development Authority, Amritsar vide no. 5728 dated 01/06/2020.
The Project Proponent has also proposed to install STP of capacity @ 25 KLD regarding treatment of wastewater @ 22 KLD which will be by it as per feasibility report of the same.
The Project Proponent has submitted water balance sheet as per which it will reuse its 16 KLD purpose of flushing and 5.5 KLD for green area water demand. The Project Proponent has also submitted that approximately 163 Kg of solid waste will be generated per day and will be disposed of as per solid waste Rules provisions.
The proposed site of the proposed colony was visited by the Officer of this office on 13/06/2024 and it observed that the sewer lines/roads were laid in the colony. Further, the representative of the colony informed that there is MC sewer passing through outside of premises and we will also obtain the connection from Municipal Council, Gurdaspur for the sewer line.
In view of above, it is recommended that Consent to Establish (NOC) from pollution angle may be granted to the Project Proponent for setting up of the commercial colony situated at Village-Ghurala, Tehsil & District-Gurdaspur, for 01 year period with suitable conditions. |
