Sir, the pointwise reply of the observation is as under:
1. As per policy of the Board the site is suitable for the establishment of hotel. The Board vide office order no. SEE(HQ-1)/F.244/2011/271 dated 10.10.2011 (copy enclosed) have prescribed Siting guidelines for Hotel / Motel / Restaurant / Lodge/ Inn /Guest House/Banquet Hall /Marriage palace. As per which:
“The project proponent shall be ailowed to set up Hotel/Motel/Inn/Lodge/Guest House/Restaurant/Banquet Hall/Marriage Palace outside M,C. limits, in case, the project proponent submits a certificate issued by the District Town Planner of the concerned area to the effect that the site is suitable as per the statury/non-statutory Master Plan and their bye-laws and/ or submits building plan duly approved by the said Authority.”
In compliance of the above said orders, the PP has submitted building plan duly approved by the DTP for the purpose of hotel.
2. PP is not required to submit report from DTP and revenue authority regarding suitability of site because as per the policy the PP shall either submit suitability certificate or submits building plan duly approved by the said Authority. Here PP has submitted approved building plan.
3. The total plot area of project is 59 Kanal but it has proposed to construct building at area of about 300X260=78000 Sq feet i.e. 14.32 Kanal and remaining area is to utilized for plantation as well as parking, which is adequate to manage quantum of discharge.
Keeping in view of above it is recommended that the application submitted by the PP may be considered and the PP may be granted of the Consent to establish/NOC for the project for the establishment of Hotel cum Banquet Hall having 1 Banquet Hall of capacity 600 person and 52 Rooms with validity for 1 year, with suitable conditions along with suitable conditions
