After perusal the above note, it was observed that the PP has proposed to set up residential plotted colony in an area of 24.95 acres or 100953.56 sqm by providing 268 no. of residential plots, EWS Plots in an area of 1.248 acres & Community Centre in an area of 1004.60 sqm. The PP has submitted proposal to install STP of capacity 550 KLD. Further, the treated effluent @ 225 KLD into dual plumbing system, @ 35 KLD into park area and @ 262 KLD discharge into sewer leading to terminal STP.
Further, it is submitted that the total area of the plots (including EWS), community centre, mandir and other utilities as per the approved layout plan of the residential colony is 59493.85 sq. m. Considering maximum FAR as 2.1:1 as per building byelaws of Department of Housing & Urban Development, therefore the maximum built up area of the project can be 2.1 x 59493.85 sq. m. i.e. 1,24,937 sq. m. which is less than 1,50,000 sq.m or less than 50 hectares. Therefore, the project is not covered under EIA notification dated 14.09.2006. The proposed site is complying with the siting guidelines framed by Govt. of Punjab vide notification dated 30.10.2009. Hence, the site is suitable.
If approved, it is recommended that project proponent may be granted NOC for one year for setting up of colony in an area of 24.95
acres or 100953.56 sqm by providing 268 no. of residential plots, EWS Plots in an area of 1.248 acres & Community Centre in an area of 1004.60 sqm, under orange category subjected to suitable conditions and special condition that the project proponent will obtain permission
from PWRDA from abstraction of ground water.
