It is submitted that the project proponent was granted to Consent to establish (NOC) under the provisions of the Water (Prevention & control of Pollution) Act, 1974 and Air (Prevention & Control of Pollution) Act, 1981 vide no. CTE/Fresh/SAS/2025/27580540 dated 25.02.2025, valid till 21.01.2026 for establishment of Group Housing Project in total land area of 44,535 sqm having built-up area as 2,02,076 sqm consisting of 953 Flats and 37 Shops with certain conditions.
Now, the project proponent has applied extension of Consent to establish (NOC) under the provisions of the Water (Prevention & control of Pollution) Act, 1974 and Air (Prevention & Control of Pollution) Act, 1981 for establishment of Group Housing Project in total land area of 44,535 sqm having built-up area as 2,02,076 sqm consisting of 953 Flats and 37 Shops along with requisite documents.
The project proponent has deposited Rs. 4,70,500/- vide R no. 700806496 dated 13.01.2026 as NOC fee against the proposed project cost is 317.00 Crore., which is adequate till 31.03.2029.
The project proponent has submitted letter from issued from MC Zirakrpur vide no. 118 dated 18.02.2025 and letter no. 2469 dated 09.04.2025 for disposal of its treated wastewater in which the MC Zirakpur has permitted the disposal of treated wastewater into Gazipur Urban Forest of area 8 acres with dense plantation to be developed within area of 5 acres out of 8 acres, which is reproduced as under:
The project proponent has submitted compliance report of the previous Consent to establish (NOC) obtained by it. The project proponent has submitted compliance report of the Environment clearance obtained by it.
The project site was visited by under-signed on 19.01.2026 and during visit, it was observed as under:
1. The proposed site is located in Village Gazipur, Zirakpur District SAS Nagar.
2. The project proponent has completed the construction work of Tower E & F and the construction work of remaining towers are under progress.
3. The project proponent has started the civil work of STP.
4. The project proponent has proposed to install DG set of capacity 240 KVA with canopy.
In view of above, it is recommended that the consent to establish under the provisions of the Water (Prevention & control of Pollution) Act, 1974 and Air (Prevention & Control of Pollution) Act, 1981 may be granted till 31.03.2029 with suitable conditions.
