Earlier, the project proponent had obtained CTE vide no. CTE/Fresh/PBIP/RUP/2025/2501100295 dated 25.02.2025, valid upto 03.01.2028 for Commercial SCOs 54 and 01 Drive thru in an area of 3.80625 Acres…
Now, the pp has applied for obtaining fresh CTE for construction of Commercial SCOs 54 and 01 Drive thru in an area of 3.80625 Acres and “total built up area 19939 sqm”….
RO has mentioned in its agenda note that the total built up area of the project is 19939 sqm., which is less than 20,000 sqm., hence, EC is not applicable…
However, the layout plan uploaded by the pp alongwith application form, it is observed as under:
1. The set layout plan has been approved by the competent authority on 28.11.2024..
2. As per the said layout plan, total FAR is 15754.76 sqm. Further, total area under basement parking & covered parking is 6199 sqm & 1491 sqm. respectively.
3. Adding all the above 3 components, total built up area of the project comes out to be 23,444 sqm., which is more than 20,000 sqm…
As such, from above, it is observed that the total built-up area of the project is more than 20,000 sqm..
In view of above, if approved, the application may be sent back to RO, with the request to recheck the above observations meticulously, reverify the total built-up area of the project and thereafter send fresh report/ recommendations in the matter, for taking further necessary action, please…
