Earlier, the project proponent was earlier granted Consent to Operate under the Water (Prevention & Control of Pollution) Act, 1974 and Air (Prevention & Control of Pollution) Act, 1981 vide letter dated 23.07.2024, valid up to 31.10.2025 for occupancy and operation of 448 flats with wastewater generation of 240 KLD. The project also holds Environmental Clearance dated 29.07.2020 for total land area of 30,935 sq. m and built-up area of 95,277.5 sq. m with provision for disposal of 530 KLD wastewater through reuse……………………………..
The project was also afforded personal hearing on 07.07.2022, wherein a Bank Guarantee of Rs. 5.0 lakh was imposed to ensure installation of adequate STP and development of plantation area. The same has now been extended up to 30.07.2027………………………
The project proponent has now applied for varied Consent to Operate for expansion to 672 flats (448 existing + 224 additional) with increased wastewater generation of 340 KLD. The requisite consent fee along with penalty has been deposited and is adequate up to 31.10.2026 under both Acts……………………..
The site was inspected by officer of the Board on 18.02.2026, and it has been rpeorted that the project is under construction. Out of 10 proposed towers, 6 towers (672 flats) are almost ready for occupancy, while the remaining 4 towers are under construction………………………The project proponent has installed an STP of 350 KLD capacity against the proposed 700 KLD for full occupancy. The STP is based on MBBR technology and includes all necessary treatment components. Flow meters have been installed, and records of effluent generation and utilization are being maintained. The treated effluent is being reused for flushing, green area irrigation, and construction purposes. A plantation area of 3 acres using Karnal technology has been developed…………………………
The project has also installed a DG set of 125 KVA with canopy and adequate stack height. STP outlet samples have been collected during inspection. The results have been received from the ZO Lab and as per the report the results are within the permissible limits as prescribed by the Board (Copy attached)……………..
RO has reported that the project proponent has complied with the earlier condition regarding installation of STP and submission of Bank Guarantee……
In view of the above, may if approved, Consent to Operate under the Water Act, 1974 and Air Act, 1981 may be granted to the project proponent up to 31.10.2026 subject to usual conditions and the following special conditions:
i) The consent shall be valid only for 672 dwelling units (flats) out of total approved units.
ii) The project proponent shall upgrade the STP to cater to increased wastewater generation with further occupancy.
