Respected Sir,
We are submitted point wise reply of Aero Gateway City developed by M/s GIP Realty
Management LLP, At Village -Nogiari On Kharar Banur Road, Tehsil-Mohali, Distt S.A.S
Nagar, Punjab.
1. On scrutinizing the application of the project proponent, it was observed that earlier the
Consent to establish (NOC) application applied by the project proponent was returned due to
following observation that “The project has proposed to develop the commercial
establishment only, which is well below the requirement of the environmental clearance, as
the built-up area for commercial establishment is below 20000 m². However, the total built up
area after the inclusion of group housing site becomes more than 20000 m² and as such,
environment, clearance is required for the entire project” The project proponent has filed to
submit the copy of Environmental Clearance and reply of the same. Further, the project
proponent after obtaining Environmental Clearance of whole project needs to apply Consent
to establish (NOC) under orange category for commercial + group housing site.
Reply: We would like to submit That the present application for Consent to Establish (NOC) has been
filed for the commercial area measuring 4.209 acres only. It is further submitted that, as per the
approved layout plan, land measuring 5.9 acres and 7.262 acres is earmarked for Group Housing-I and
Group Housing-II respectively; however, these areas are presently kept reserved and no construction
or development activity is being undertaken therein at this stage.
The Project Proponent further undertakes that any development or construction in the said Group
Housing areas shall be initiated only after obtaining approval of the Building Plans from the
competent authority, and thereafter requisite Environmental Clearance (EC) shall be obtained in
accordance with the provisions of the EIA Notification, 2006 prior to commencement of any work.
It is also submitted that the current application pertains solely to the commercial area, which is below
20,000 m² of built-up area and therefore does not attract the requirement of prior Environmental
Clearance at this stage. However, the Project Proponent confirms that all required approvals and
compliances for the entire project will be obtained as and when the Group Housing areas are taken up
for development.
We have submitted all the information required. Therefore, it is requested kindly grant Consent to
Establish.
