Discussed. In view of the report/ recommendations given by RO, the Consent to Establish under the provisions of the Water (Prevention & Control of Pollution) Act, 1974 and the Air (Prevention & Control of Pollution) Act, 1981 for establishment of Commercial Colony (Plotted) @ 161 Nos. may be granted to the project proponent upto 18.12.2028 (upto adequacy of NOC fee) under Orange category with suitable conditions and special conditions as mentioned in the note of RO plus following additional conditions, pl: i) The project proponent will not carryout any construction in the project and the plots will be sold to the buyers. ii) The project proponent shall ensure that no buyer shall construct the built up area more than 20,000 sqm, if it intends to do so, then the project proponent shall impose an condition in the sale deed that the said buyer shall obtain the EC before carrying out any construction from the SEIAA, Punjab. iii) The project proponent shall be responsible for providing the STP of adequate capacity within the project site and shall utilize the treated wastewater for flushing purposes to the maximum and rest of the same will be utilized for plantation in the form of bed and lawns and other green area. iv) The project proponent shall impose an condition in the sale deed that every buyer shall provide the line for utilization of treated wastewater for flushing purposes, while carrying out the construction in the project. v) The project proponent shall ensure that either the individual buyer shall not exceed the construction beyond 20,000 sqm as per the condition no. (i) as well as the total built up area of the project shall not exceed 1,50,000 sqm failing which the CTE to be granted to the project proponent shall be deemed cancelled and the Board shall not be responsible for any financial liability occurring on the part of project proponent due to cancellation of CTE.
