It is submitted that the application filed by the unit as well as the report submitted by RO was perused in detail and the following discrepancies were observed:
1. In the project report submitted by the project proponent, the water requirement for the residential plots proposed in the project has been calculated considering occupancy of 5 persons/ plot, which is not in line with the Department of Housing and Urban Development notification no. G.S.R. 144/P.A.11/1995/Ss.180 and 43/2021 dated 31.08.2021, wherein it has been specified that for calculation of infrastructure required for the project, the population of plotted development shall be counted @ fifteen persons per plot, hence the calculation of water pollution load as well as the disposal arrangements needs to be re-assessed by the project proponent.
2. Furthermore, the project proponent has proposed in the same project report for development of plantation area as per Karnal Technology in 16334 sqm area. However, the project proponent has not given any details regarding ownership/ leasehold of the said land as well as the location of the land pocket proposed for development of plantation area as per Karnal Technology. The project proponent needs to earmark the proposed plantation area & proposed site of residential project on aks sajra so as to ascertain the feasibility of the treated water scheme, as well as submit proof of ownership or leasehold of the said land pocket measuring 16334 sqm. Moreover, if the wastewater generation & thereby disposal is increased in lieu to consideration of occupancy @ 15 persons/ plot as per aforementioned observation point no. 1, then the project proponent is required to submit additional plantation area required as per revised calculations.
3. The project proponent has mentioned built-up area of the project as 283210 sqm and the RO in its report has commented that the project is covered under the ambit of EIA notification dated 14.09.2006 & required prior Environment Clearance; therefore, the project proponent is required to submit the status of Environment Clearance for the project.
